Watch Out for These Building Information Modeling (BIM) Risks

Learn how BIM can pose certain risks.

BIM, or building information modeling, uses special software to create models of a planned building.  When used correctly, BIM can reduce construction cost and time.  Additionally, using BIM software can help the building design team understand the project in more detail and increase the chances of serious issues being discovered ahead of time.  While BIM obviously has advantages, risks arise when BIM is not employed and shared properly.  According to your experienced Pleasanton contractor, here are some of the BIM risks that you should watch out for.

Communication Issues

When using BIM as an integral part of the project, it’s important that everyone works together to create and examine the model.  While architects can use BIM software to create a detailed model that saves money, time, and building materials, they do not always have the real-life construction experience to know whether the plans laid out in the model are actually possible.  In this case, you would need to seek input from the project’s general contractor to ensure that claims and problems do not arise.

 Unauthorized Changes

Once the BIM has been distributed to project members for review, you need to watch out for changes made by unauthorized parties.  Sometimes, consultants and contractors try to make changes that benefit themselves without having these changes approved by the entire group.  Obviously, if these unauthorized changes are not caught ahead of time, then this can lead to serious issues during the construction process.

Design Errors

While BIM is meant to avoid issues, in some cases considerable revisions to a BIM model can result in the plans failing to comply with the latest construction codes.  Should the group fail to identify this issue ahead of time, then they will be held liable for issues with the completed building.  This can result in additional legal and repair costs that the original project budget did not account for.

While there are risks associated with BIM, strong communication and careful oversight will ensure that this tool is used correctly and is actually useful.  Do you have further questions regarding the newest tech trends in the commercial construction industry?  If so, then turn to your Pleasanton contractor at Proforma Construction.   Serving Pleasanton and the surrounding California area, our highly-trained team is ready to make your commercial construction dreams a reality.
