What are Pre-Construction Services?

by Proforma Construction Inc, July 5, 2018

Here’s what you need to know about pre-construction services.

Before you can dive into a construction project, there are a series of other tasks that need to be completed.  These tasks are known ad pre-construction services and they help to plan, analyze, and establish the needs of a construction project.  Read on to learn more about the various pre-construction services that your next project may require.

Assessing Engineering

Before design and construction begin, an assessment of the current conditions at the building location is made.  This assessment requires a look at current electrical, plumbing, and HVAC infrastructure to determine if they will be sufficient for the new build.  This step helps to determine what the project will need to be completed.

Developing an Initial Design

Once the area has been assessed, an initial design can be created.  This will help the client envision what the final space will look and function like.  This step also ensures that there will be enough space for the furniture, equipment, and other features that the client wants.

Defining Roles and Responsibilities

Next, the engineering assessment and initial design will be used to define the roles and responsibilities of those who will be working on the project.  This step will establish clear deliverables from stakeholders such as the client, contractor, and building owner.

Setting a Budget

After the previous steps are completed, it’s time to outline a preliminary budget.  This isn’t a bid, it’s simply a way to give the client a general idea of what the project may cost.  Once the contractor and client come to an agreement, then a bid is prepared with more documentation.  In the meantime, the preliminary budget can be used to secure financing from lenders and banks.

Organizing an Initial Construction Schedule

Finally, after all these preliminary steps are completed, a general timeline can be organized.  This timeline isn’t definite, it’s simply meant to give a rough estimate on project completion and helps in identifying sequencing and lead times during construction.
