Developed by Signature Development Group, the HIVE encompassed 2 phases as a repurpose project in Downtown Oakland. To do that Proforma managed a seismic retrofit/historical renovation of over 70,000 SF that included environmental concerns on site as well.
Phase 1 was the conversion of 3 adjacent existing 5,000 SF buildings that were retrofitted with new seismic supports which raised roof heights and required new roofs. We also added square feet via mezzanines and 2nd floors, as well as refurbished the basements. All told, it was 30,000 SF of enhancements.
Phase 2 was similar to phase 1 as 3 adjacent buildings were repurposed, incorporating historical renovation and environmental concerns. The square footage was doubled with a 2nd story element, plus added a new ground-up 2-story building which is now SDG’s headquarters for a total conversion of 15,000 SF to 42,000 SF.
