A ground-up construction project is building a structure completely from scratch.  This means building walls, footings, foundations, and so on where nothing existed before.  One of the benefits of ground-up construction is that you can build in stages; as your company grows, so can your building.  However, building in phases also means that ground-up projects tend to take longer than renovations.  Another benefit of a ground-up construction project is that they afford you almost unlimited flexibility.  You are able to completely customize the building to the various needs of your company.  However, this flexibility comes at price as ground-up projects tend to be more expensive than renovations.

Renovation Projects

Renovation projects tend to be more affordable than a ground-up building project because a lot of the structural work is already in place.  Additionally, because these base structures are already there, it’s generally easier to get building permits than it would be if you were attempting a ground-up project.  However, the major downside of a renovation is that you do not have a lot of flexibility.  Because you must work with the existing structure, there is a limit to what you can feasibly do to transform the space.  Additionally, a renovation might limit your company’s ability to grow in the future as you are restricted to the current boundaries of the existing building.
