Here’s how you can choose the right contractor to help with your first commercial construction build.

Looking for help with commercial construction in the Bay Area?  If you’ve never handled a commercial building project, then it can be difficult to find the right contractor for the job.  In fact, you might not even know what a commercial contractor is supposed to do for you.  If you’re feeling a bit confused, then here are some tips to help you choose the right contractor for your project.

What Is a Commercial Contractor?

Before you select a contractor, it’s important to understand who they are and what they do for your commercial construction project.  A commercial contractor is a general contractor that specializes in commercial construction.  These types of contractors do not work on residential construction but instead work on projects such as building retail buildings, remodelling corporate offices, renovating restaurants, and so on.  Depending on the demands of the project, a commercial contractor will oversee all stages of the project including: design, permits, purchasing supplies, adhering to building codes, and understanding zoning regulations.

What Should I Look For When I’m Hiring?

  • Licensing– Having a licensed commercial contractor is vital to your project’s success. Actually, most states legally require that a contractor is licensed, has insurance, and is bonded.  Before anything, make sure that a contractor has a qualified license and ask that they provide insurance verification.
  • Communication– Good communication between contractor and client is another important aspect of your project’s success. Ideally, you want to find a contractor who is willing to work with your style of communication.  Whether you want a daily, weekly, or monthly update via email, phone, or in-person; it’s important that your contractor is willing to adjust to your communication needs.
  • Contractor Bid– Once a contractor has reviewed your project, they will draw up a plan and a list of estimated costs. This is known as a “bid.”  When you review the bid, it’s important that the proposal is detailed and that the contractor has taken into account everything that you need.  If things are excluded, make note of them as these exclusions might be things that you actually need.  By comparing the bids from various contractors, you can determine which one is right for your project.
